Prices & Booking.
Railway cottage is available for weekly lets with change-over days on Saturday. Short breaks may be possible either for three nights minimum (Fri to Mon) or 4 nights (Mon to Fri) during low season.Rental for short breaks are at 70% or 80% of the full price respectively.
All prices are inclusive of gas and electricity, bed, kitchen and dining linen. We request no smoking in the cottage and absolutely no pets.

To make a booking:
1. Via this website email owner with initial booking enquiry. Once provisional booking made payment is by cheque or EFT for the Booking deposit of 20% of total rental cost.This booking deposit forms part of the total rental fee.
2. You will receive confirmation from us within 3 working days and the booking is secured.
3. Payment of the remaining 80% fee must be made at least 6 weeks prior to the start of the rental. See sections 4 and 11 below regarding reservations and cancellation.
1 CONTRACT
1.1 By making a booking for Railway Cottage, you agree that these Booking Terms apply to that booking.
1.2 By completing the reservation process, you are agreeing to enter into a contract with us to book the Property and on confirmation from us enter into that contract with you.
1.3 This contract will be governed by the laws of Scotland.
2 CARE OF THE PROPERTY
2.1 You must take all reasonable care of the Property and leave its furniture, pictures, fittings and effects in the same clean and tidy condition at the end of the rental period as at the beginning.
2.2 You are legally bound to pay us for replacing or repairing any items or for any extra cleaning costs which we believe are reasonably required as a result of your stay in the Property.
3 RENTAL
You may rent Railway cottage if it is available. We will confirm whether the Property is available or not within 2 working days of you making the reservation. We will not process any payment you make if the Property you want to book is not available.
4 RESERVATIONS
4.1 If you make your reservation at least six weeks before the rental period begins:
(a) You must pay the Reservation Fee by cheque or electronic fund transfer at the time you make the booking; You must then pay the balance of the Rental Price to us by cheque or electronic fund transfer no later than six weeks before the rental period begins. If we do not receive the of the Rental Price balance by that time, we will assume you have cancelled your booking and you will have to pay the cancellation charge specified in clause 11 below. We are entitled to re-let the Property to other customers without contacting you again.
4.2 If you reserve the Property less than six weeks before the date you are due to arrive, you must pay the Rental Price in full directly by cheque or electronic fund transfer directly to us when you make the booking.
4.3 All sums you pay under this agreement do not include VAT (value added tax) or any other sales tax that applies. There are currently none which apply to this property. However, you should check with us whether any such taxes apply in the future and add any such amount you have to pay;
5 NUMBER OF VISITORS
5.1 You agree that the number of people staying in the Property will not be more than the number stated in your booking.
5.2 As the Property is let for use for couples and family & friends holidays, we can refuse or cut short any reservation which does not meet this condition.
6 PETS
You cannot bring pets on to the Property. If you bring pets without our permission, we can stop everyone in your party entering the Property or ask you to leave.
7 LIABILITY
As far as the law allows, we will not be liable for any loss or damage to you, any member of your party, any third party, and any baggage, car or contents, however it arises as a result of you renting the Property. Nothing in this Contract limits or excludes our liability for death or personal injury resulting from our negligence or for any damage or liability incurred as a result of any fraud or fraudulent misrepresentation by us.
8 COMPLAINTS
If you feel you have a reason to complain about the Property, you must tell us immediately so we can take appropriate action. We cannot help you if we do not know about your problem. If you do not report your complaint immediately, but choose to raise it on your return home, you accept that it will make it harder to investigate your complaint after your rental has ended.
9 ACCESS
You must give us or our representative access to the Property at any reasonable time while you are renting it to carry out essential maintenance or if there is an emergency. Wherever possible we would arrange this in advance.
10 IF WE CANCEL THE BOOKING
If, after we have confirmed your booking, we cannot supply the Property to you because of reasons beyond our control, we will we will return the Rental Price to you in full.
11 IF YOU CANCEL THE BOOKING
11.1 If you cancel the booking for any reason, you must tell us in writing. You must send the notice to us by recorded delivery. You can assume we have received it 72 hours (three days) after posting.
11.2 If you cancel a booking we will charge the cancellation fee set out below. The percentage of the Rental Price we charge as a cancellation fee will depend on the time left before your rental is due to start.
(a) If we receive your cancellation 43 or more days (six weeks plus one day or more) before you are due to arrive, you will lose the Booking Deposit of 20% of the rental price).
(b) If we receive your cancellation on any day between the 42nd day (six weeks) before the date you are due to arrive and the 29th day (four weeks plus one day) before the date you are due to arrive you will lose 50% (half) of the Rental Price.
(c) If we receive your cancellation on any day including or after the 28th day before your arrival date, then you will lose 100% (all) of the Rental Price.
12 PROPERTY INFORMATION
We make every effort to make sure the information we give orally or in writing is accurate, however changes and errors occasionally occur. You must therefore ensure you check all Property details at the time of booking. We shall not be liable for inaccurate information.
13 STATUTORY RIGHTS
Nothing in these Booking Terms shall affect your statutory rights.
14 DATA PROTECTION
By making a booking, you agree that we may store and use your information as required to complete your booking and allow you to stay at the Property. Your information will not at anytime be disclosed to any other businesses which offer goods or services. All personal details will be disposed of in a secure manner.
